10 Simple Steps You Can Take to Sell Your
Home Faster and for More Money in Any Market

1. Focus on your front porch when it is time to sell.  Prospective buyers will start and finish the tour of your home here, leaving an initial and final impression.  Change the outside light bulb, clean the porch area, fix the lock that sticks, replace the weathered street numbers or light fixtures, secure loose steps and handrails, add some flowers. 
2. Make your home brighter by going through your home and replace all the light bulbs with new, brighter bulbs.  It takes only a few minutes and costs under $10.00.
3. Remove all prescription drugs from your medicine cabinets before a showing or an open house.
4. Don't ever lock your "Doberman" in the bathroom.  Most home buyers won't buy a home if they can't see the bathroom. Have someone take the dog for a walk, or relocate to a neighbors back yard (with their permission of course). 
5. Try to not distract the buyers when they are looking at your home.  Buyers will buy a home when they can imagine themselves and their stuff in your house. But it can be very hard to do while you are standing right there looking at them.
6. Do what is necessary to make your house stand out from the competition. Make certain that your house is fresher, cleaner, and better maintained.

Prepare the house. Stand back and look at your house as objectively as possible. Would you buy this home? Ask friends and neighbors to do the same, asking them to be totally honest. Overlooking flaws could cost you money! Get them fixed before you put the house on the market.

9. A house that smells nice is always a good thing. Martha's right about that! You want to bring out the feeling of "home" with some aromatherapy. I've noticed that lighting a candle or using a home fragrance scented in apple cinnamon always helps.

Consider a professional whole house inspection. An inspection will most likely uncover any major defects before they can cause trouble with a potential buyer. It also is a signal to buyers that you are a responsible seller.
